Price and value of a solid house | Cost factors on the house


At first glance it seems some solid houses are very expensive. At a second glance you can quickly see where the costs come from. Some home providers have made it their mission to disguise costs as best they can.

A low base price is advertised and important services are then resold via expensive add-ons. This is not the case for us. Using Bungalow 139 with garage we will show you which cost factors “supposedly” make the house more expensive at first glance – but are quickly put into perspective when you look at the performance.

Cost factors on the house

The “MARE 139 with garage” bungalow is one of the most requested solid houses in our program. The costs (from 186,700 euros) initially seem daunting to many potential buyers – as soon as we explain them based on the high-level equipment, the price is quickly put into perspective.

Next to one Living area of ​​139 m² and 22 m² garage integrated into the main roofthe solid house has a large covered terrace. Furthermore, the construction specifications include many other components that justify the price.

Full construction specifications

The bungalow is characterized by a variety of high-quality components: in addition to the garage door, the garage has a side entrance door; a second entrance leads directly into the connecting room of the house.

Lots of light in the living rooms

The front door has a side panel which allows additional light into the hallway. There is also a lot of light in the living room: A sliding door is installed next to the two-wing terrace element. The additional window surfaces provide the room with much more light than the calculation standards allow.

The door from the corridor to the living area is already installed as a double door.

Additional services for greater comfort

The building description includes many well thought-out details in the interior design, which also contribute to the costs, e.g

  • a piece of wall that divides the wardrobe,
  • a changing room,
  • a niche for the brick shower.

A guest bathroom with shower increases comfort; Of course, the additional costs for the shower and tiling are included in the price.

The same applies to high-quality items of equipment that are essential for an efficient home, e.g

  • underfloor heating,
  • triple glazing,
  • an external wall 34 cm thick.

Almost no margin for savings

Savings are hardly possible

If you transfer this image to the construction of the planned house, you will quickly realize: Our prices are calculated with extreme care. With a comparable service offering there is almost no savings potential, unless you are willing to make a significant contribution yourself.

Each extra involves additional costs

It’s true that Strictly speaking, some extras are not necessary: Of course, a side part is not necessary, but it brings in a lot of light and significantly improves the visual appearance.

The same goes for technical gadgets. For a city villa, electric roller shutters with central control can quickly reach 10,000 euros, which means that the price per square meter of a 180 m² house increases by around 55 euros.

Often you want a different height of the room – either because you were used to it in the old apartment or because it makes the rooms look different. Again, many small things contribute to the price difference:

and usually the stairs also have an additional step.

Not just a question of money

Your dream home is not available at a special price – unless you make significant compromises in terms of quality or living comfort.

Any cost savings must be carefully considered; after all, a solid house represents an investment for the future; You may regret a stale compromise for decades.
